SEO for home service businesses,
with the numbers shown.

I'm Jordan Colton, a senior SEO and AI visibility consultant. I help garage door, plumbing, HVAC, roofing, electrical, and other service companies rank in every city they drive to, win the map pack, and get named when a customer asks an AI assistant who to call. Below is a real engagement, with the gains and the dip.

case study · client name withheld

A Utah garage door company serving several counties.

A family owned company with a location section of 74 pages: one state hub, six county hubs, and 67 city pages. The work described here ran from July to October 2026. Figures come from monthly rank tracking on the client's home county keyword set and from the audit and migration records.

Finding 01

The sitemap was showing Google the wrong site

It submitted nine header and footer templates and none of the nine service pages. In all, 74 real pages were missing from it. The fix was a settings change.

Finding 02

67 city pages were really one page

A near duplicate pass measured 94 percent shared text across the city pages. 55 of them had fewer than 150 words unique to their city. That number set the rewrite target.

Finding 03

The structure fought the business

Three pages sat on duplicate URLs, six cities were filed under the wrong county, and the menu and every county hub linked to a page that did not exist. All nine service pages ran default titles.

What I did

Four months of work, in order

  • Corrected the sitemap so service and location pages were submitted
  • Wrote new titles and descriptions for 13 key pages
  • Rewrote 14 city pages at 800 to 900 unique words each
  • Built one new market page of about 2,200 words for a city the company was expanding into
  • Designed a state, county, and city URL structure that can take a second state later
  • Moved 75 pages to the new structure with 78 single hop redirects, 0 errors, and 78 of 78 verified
What happened

Three monthly checks

  • Keywords at map pack position 1: 33, then 35, then 41
  • Keywords on the first page: 83, then 107, then 90
  • One opener term in a neighboring county: position 13 to position 3 in a single month
  • One service term in a growth city: position 20 to position 4 in a single month
  • Migration crawl: every new page live, every old URL redirecting once, no canonical problems
  • The client expanded the engagement in September 2026

The dip, and why it is here

First page keywords fell from 107 to 90 at the third check. That check was taken days after the first rewritten city pages went live, which is a common time for rankings to shift. I reported it to the client the same way I'm reporting it here. Map pack position 1 keywords kept climbing through the same period. A case study that only shows the line going up is leaving something out.

What I can't claim yet

These are ranking figures, not revenue. Call and lead tracking for this client was being consolidated in October 2026, so I'm not publishing lead numbers until they are clean. The gains also can't be assigned to one change: the sitemap fix, the new titles, and new Google listing verifications handled by a partner all landed in the same weeks. I wrote content on the old URLs first and moved the URLs later so the effect of each could be read separately, and the first check after the migration will be added here.

Next: AI visibility

In October 2026 I recorded a baseline of how often AI assistants cite this company. It is low today, and its largest competitor is cited far more often. That is the starting line. I measure it with the fixed panel method, the same questions in the same assistants every month, and the trend will be reported on this page.

who I work with

Trades where a lead has a dollar value.

My local work is built around home service economics: seasonal demand, emergency calls, and service areas measured in drive time.

Garage door, plumbing & drain

Emergency searches are the highest value local queries there are. They are won in the map pack and, increasingly, inside AI answers.

HVAC, electrical & solar

Heat pumps, panel upgrades, and EV chargers are each their own keyword universe, and each is a chance to be the company an assistant recommends.

Roofing, landscaping, pest & restoration

Wide service areas and seasonal curves. The win is a clean city by city structure so you rank in the towns you drive to, not only the one on your license.

The case study above is this playbook applied to one company. None of it is outsourced. For the owner level version, read why garage door city pages don't rank.

faq

Questions home service owners ask me.

How long does SEO take for a home service business?

Technical fixes such as a broken sitemap or default page titles can move rankings within one monthly check. Rewritten city pages often dip for a few weeks while Google reprocesses them, then recover. Plan on three to six months for organic rankings to mature, with map pack changes arriving sooner.

Why do my city pages not rank?

The most common cause is that they are copies of each other with the city name swapped. In one audit, 67 city pages shared 94 percent of their text. Google treats pages like that as one page. Each city page needs real local substance and a clean place in the site structure.

Can one company rank in many cities?

Yes, when the service area is real and the site is built for it: a state, county, and city structure, pages with unique local content, consistent listings, and reviews that mention those cities.

Do you show results that went down?

Yes. The case study on this page includes a month where first page keywords fell from 107 to 90 after a round of rewrites. Clients get the same reporting. A decline you understand is more useful than a gain you can't explain.

How do you measure AI visibility for a service company?

With a fixed set of questions asked in ChatGPT, Gemini, Claude, Perplexity, and Google AI Overviews, in fresh sessions, on the same day each month. Each answer is recorded for whether the company is named and which sources are cited, so the result becomes a trend.

What does an engagement cost?

It depends on scope. A single city company and a company covering several counties are different projects. Every engagement starts with an audit, and ongoing work is billed month to month.
